Why does it persist? Can it be Convivial? Can it be retrofitted?
Abstract.
The essay looks into the multirelational implications of the dominant model of American urban form, ‘Suburbia’, on the social, economic, and ecological structures. It expands its scope to critically look at the counter-proposals, such as the ‘new urbanism’ charter, and its shortcomings. Using a dialectical approach to both the urban forms, the essay expands its position to encourage equally balancing responsible regulations and organic growth as a new form of urbanism. In conclusion, the essay explores the potentialities of retrofitting suburbia and the lessons learned from the latter urban forms.
The Suburbia Effect.
“Our main streets and neighbourhoods have been replaced by alien substitutes, similar but not the same. Life once spent enjoying the richness of community has increasingly become life spent alone behind the wheel.” That’s how the authors of the book Suburban Nation attempted to expose the detested outlook towards American suburban life (Duany, Plater-Zyberk, & Speck, 2010). As an international student, coming from India, this is exactly how I perceived the sparse neighbourhoods of Pittsburgh, only to know this is far on the positive end of the spectrum from what a typical suburban neighbourhood in America is. This reveals a questionable binary in the urban forms that one could typically experience in the contemporary world - one, a traditional neighbourhood represented by mixed-use, pedestrian-friendly communities of varied population, and daily needs are located within walkable limits. The second, the suburban sprawl, is an artificial system that was born out of a modern rationalist problem-solving attitude post-Second World War. It is represented by systemically separated pods of single-use, where daily needs are within driving distance (Duany, Plater-Zyberk, & Speck, 2010). It’s important to dissect the idea of locating daily needs with the ‘driving distance’ to understand the nature of suburbia.
This shows how the affordable accessibility of automobiles to a larger proportion of the population is symbiotically linked to enabling the rise of the suburban model of life by making it logical for families to live far from urban workplaces(Barosso, 2025). From my experience as an architecture student, I constantly struggled with the idea of reintroducing ideas of mixed use, walkability and inclusivity to dominant American single-family neighbourhoods - the most repeated remarks from those who favour the suburbia are the access to open backyards and green spaces, which is one of the factors accounting for considering it an American dream. Dissecting this further, I have realized it’s not merely access to green open spaces; it also concerns the ownership of one’s own fenced backyard and the right to plant a sign that says "trespassers not allowed." The traditional neighbourhoods functioned by sharing green spaces and recreational facilities, whereas the new artificial dream clearly shows resistance towards such commoning. This reinforces the polar-opposite nature of the two urban forms, which look different, act differently, and give rise to different ecologies. The former is considered qualitatively and environmentally more sustainable, whereas the latter has proven self-destructive. With low population densities, the urban form gives rise to economic disaster, with an abnormally high public-to-private expenditure ratio. In the age of the climate crisis, the unsustainability of suburbia is symbiotic and multilayered.
Suburban Unsustainability is Symbiotic and Spatial.
In Urbanism in the Age of Climate Change, Peter Calthorpe reveals how suburban development is not simply inefficient in one dimension but structurally unsustainable across many interconnected systems (Calthorpe, 2011). What struck me most is the multilayered and symbiotic nature of suburban unsustainability, where transportation, land use, energy consumption, and lifestyle reinforce one another in ways that amplify environmental impact. Calthorpe argues that addressing climate change without rethinking urban form is impossible. He notes that in the United States, “the remaining 53% of greenhouse gas emissions depend on the nature of our buildings and personal transportation system—the realm of urbanism.” This statistic alone reveals how suburban spatial patterns, such as large homes, separated land uses, and car dependency, embed high emissions directly into daily life (Calthorpe, 2011). Suburban form essentially locks people into carbon-intensive lifestyles.
It’s important to take a closer look at the statistics. Why is it the buildings and personal transportation systems? It’s established that the invention of cheap automobiles contributed to many reasons for the emergence of suburbia. Hence, if carbon emissions are the problem, does using electric cars solve the problem? Obviously not, because with EVs, although the carbon emissions are relatively less, they replace gasoline emissions by battery manufacturing emissions, making us adopt the ’less bad’ attitude. Furthermore, this technological solution to the climate crisis does not solve the extensive need for road infrastructure, increasing traffic congestion, and urban land use, where parking space area dominates the area of the intended land use. This reveals suburban unsustainability is as spatial as it is ecological. Postwar metropolitan regions expanded dramatically, while the global urban population has more than quadrupled since 1950 (Calthorpe, 2011). This expansion consumed land, increased infrastructure costs, and fragmented ecosystems. What becomes clear to me is that suburbia functions like a feedback loop: dispersed land use increases driving, driving increases emissions and energy use, and those systems then reinforce further sprawl. This made me realize that sustainability is not only about greener technologies but about urban form itself. Suburbia is unsustainable precisely because its systems, such as mobility, housing, and land consumption, work together to intensify environmental impact rather than reduce it (Calthorpe, 2011).
New Urbanism, why is it so darn creepy!
New Urbanism emerged in the late twentieth century as a response to the environmental and social problems created by suburban sprawl. New Urbanism tried to offer an alternative vision to angst developed from the post world-war 2 emergence of suburbia. As the Congress for the New Urbanism explains in the Charter of the New Urbanism, the movement arose in response to “the spread of placeless sprawl,” environmental deterioration, and social separation by income and race (Congress for the New Urbanism, n.d.). The intentions are clear; at its core, New Urbanism advocates a return to principles that historically shaped cities before automobile dominance. The movement promotes compact, walkable neighbourhoods with mixed uses and diverse housing types, where daily activities can happen within walking distance. The Charter states that “many activities of daily living should occur within walking distance,” and that neighbourhoods should be “diverse in use and population.” This sounds like a dream, and in theory, this approach reduces car dependency, encourages transit, and supports stronger communities (Congress for the New Urbanism, n.d.). Reading about it, I find the ideas very compelling. Compared to endless subdivisions and strip malls, a neighbourhood with corner shops, public squares, and connected streets sounds like a much healthier way to organize urban life. In this sense, New Urbanism has become one of the most coherent urban movements of the past few decades because it links urban form, sustainability, and social life in a clear framework.
Let’s take a step back, from one of the first descriptions of how suburbia was different from historic, favourable neighbourhoods - ‘variety and coexistence of communities of varied population’ was crucial. In principle, although the ‘new urbanism’ charter aspires to bring back the glory of the historic community-centred neighbourhoods, exclusivity and contrived nature remain at the core of its criticism. One common critique is that many New Urbanist developments feel too planned and overly nostalgic, almost like a stage set rather than a living city. Journalist Alissa Walker describes walking through one such development and feeling like it was “so perfectly staged… I felt as if I had walked onto a set.” This sense of artificiality comes partly from the way these communities often replicate historical architectural styles in a highly controlled way (Walker, 2014). It’s important to note that this criticism is particularly linked to the Seaside Town as a model of New Urbanist planning, reflecting its criticism by serving as a flawless set for the movie ‘The Truman Show’ (Walker, 2014). Reflecting on this, I think the tension lies between design and organic growth. Traditional cities evolve slowly through messy, unpredictable processes—shops appear where demand grows, buildings change over time, and neighbourhoods gain character. In contrast, New Urbanist communities are often master-planned all at once. While they fix many problems of suburban sprawl, they sometimes replace them with environments that feel overly controlled, exclusive, and lacking the spontaneity that allows for happy accidents, which makes cities truly vibrant.
Retrofitting our way forward.
If suburbia is structurally unsustainable, and New Urbanism sometimes feels overly controlled and artificial, then the question becomes unavoidable: what do we actually do with the landscapes we already have? Abandoning suburbs is unrealistic, and replacing them entirely would be economically and environmentally impossible. This is where the idea of retrofitting suburbia begins to make sense. Instead of imagining a completely new urban form, Ellen Dunham-Jones and June Williamson suggest that the real challenge of our time is transforming the existing suburban fabric itself (Dunham-Jones & Williamson, 2011). As Richard Florida notes in the foreword, “remaking our sprawling suburbs… is shaping up to be the biggest urban revitalization challenge of modern times.” What I find compelling about this idea is its practicality. Suburbs are not disappearing; they are evolving. The authors point out that many suburban landscapes today are already showing signs of failure—“dead malls, dying strips, and other underperforming suburban property types.” Dunham-Jones and Williamson describe three key strategies that guide this transformation: re-inhabitation, redevelopment, and regreening. Re-inhabitation adapts existing structures—such as empty big-box stores—into community spaces or civic uses. Redevelopment introduces more compact, walkable, mixed-use environments by building on underused land like parking lots. Regreening, on the other hand, restores ecological systems through parks, gardens, or wetlands (Dunham-Jones & Williamson, 2011).
Reflecting on this, retrofitting feels like a middle ground between rigid planning and organic growth. Unlike New Urbanist towns built from scratch, retrofits must respond to existing infrastructures, communities, and landscapes. They allow cities to grow incrementally—sometimes messy, sometimes imperfect—but closer to how real urban environments have historically evolved. In that sense, retrofitting suburbia does not reject suburbia entirely; instead, it accepts its existence and carefully reshapes it into something more sustainable, more connected, and perhaps more authentically urban.
